Operating models
Coliving, room rental or holiday rental: which fits your investment?

The same property can be operated in very different ways. Choosing the right model depends on the area, the type of property and what the investor is looking for.
Traditional rental
A single contract with one tenant or family. It is the simplest model to manage and usually offers stable income, although normally with tighter margins.
Room rental and coliving
Each room is rented separately. Coliving adds well-designed shared spaces and included services. It can generate more income per square metre, but it requires more management and careful tenant selection.
Holiday rental
Short stays for tourists. Income can vary with the season, and you must comply with local and regional regulations on tourist accommodation, which should be checked before buying.
Which one to choose?
- If you want stability and little management, traditional rental usually fits.
- If you want to make the most of the property, consider rooms or coliving.
- If the property is in a tourist area and regulations allow it, holiday rental may be an option.
No model is best for everyone: it is decided property by property, with real numbers and no promises of returns.
